The problem with a one-size-fits-all question set
A generic fire risk assessment template treats every building the same. But an HRB isn’t the same as a small office or a low-rise block — it sits under a stricter regime, with its own duties around building safety, information and ongoing management.
If those extra considerations live only in the assessor’s head, or in a separate checklist, they’re easy to miss. And a missed requirement on a high-rise building is exactly the kind of gap that undermines an assessment.
What “Building Safety Act–aware” means in Assura

When you set up an assessment and identify the building as a high-rise residential building, the app automatically adds the HRB-specific questions to your question set. You still work through one structured assessment — it just includes the right extra questions for that building type, in the right place, with the same hierarchical numbering carried through to the report.
How it works in practice
- Describe the building. As part of setting up the assessment, you record what kind of building it is.
- The question set adapts. If it’s identified as an HRB, the high-rise-specific questions appear automatically alongside the standard fire hazard, fire protection and management questions.
- You assess as normal. Record compliance, capture photo evidence, and let the app draft prioritised, cited action plans for any non-compliances.
- The report reflects it. The finished, branded report covers the right requirements for that building — no separate template, no bolt-on checklist.
